Client: An Orange County dry food products manufacturer with two locations · Coverage: Commercial Package — GL $1M/$2M + Building & BPP; Workers' Compensation · Status: Renewed
The problem
The renewal of a two-location package (more than $1.1M in building value plus business personal property) came due while the lender's loan insurance department was asking for updated property and liability certificates. The owner needed continuous coverage and paperwork the lender would accept.
How Pierce helped
- Had the wholesale broker market the renewal across carriers and review the market summary (Nautilus came in most competitive)
- Bound the renewal with the same limits and deductibles as the expiring program
- Kept the mortgagee/additional insured endorsement in place and issued a new COI and Evidence of Property Insurance with the loan number
- Also placed the client's workers' compensation with Pie Insurance
The result
The package renewed effective 09/22/2026, paid in full, with no lapse. The lender confirmed it received the updated certificates.
Why it worked
Marketing the account while keeping coverage identical let the client renew without re-underwriting surprises and kept the lender satisfied.
